Palo Alto, CA-based S2A Modular plans to build a $25 million facility in the Phoenix area in 2021. The sustainable building manufacturer that produces modular homes, apartments, hotels and other buildings is nearing a deal to acquire land needed for a plant, though it has not yet disclosed the specific location.

The factory is slated to include five buildings, ranging from manufacturing buildings encompassing two factory lines, as well as office and showroom space to showcase the firm’s product lines. The company produces small accessory dwelling units to luxury homes.

S2A Modular’s first two factories in California are slated to come online by Q4 2020. The company is planning other factories in factories in markets such as Seattle, Denver, Dallas and Washington, D.C., and by 2023 the firm plans to have 35 locations nationwide. The facilities are capable of producing 2,000 units per year.

A sustainable building manufacturer that creates modular homes, apartments, hotels and other buildings plans to open a Phoenix-area factory in 2021.

During the next two months, S2A Modular plans to close on land to build a $25 million Valley facility along with factories in several other metros, including Seattle, Denver, Dallas and Washington, D.C., said Brian Kuzdas, CEO and co-founder of S2A Modular.

The Palo Alto, California-based company already has plans for two factories in its home state, in Patterson and Hemet, but the company has enough business to open more, Kuzdas said. Each factory has the capacity to build 2,000 units per year, whether they be hotel rooms, apartment units or modular homes.

Kuzdas said the company mapped out locations around the U.S. and into Canada and shortlisted Arizona because there were already many customers from the Phoenix area. However, the 2021 factories are only the first wave of the expansion, by 2023 the firm plans to have 35 locations.

Each factory will employ about 250 people, Kuzdas said. While the firm’s own factories are not built yet, the company has about 30 factory partners that can manufacture its products if its clients are ready to move ahead with building before S2A’s factories are operational. The firm has about 600 units in various stages of permitting.

The factories will include five buildings, including manufacturing buildings with two factory lines, an office and showroom to showcase the firm’s various products, which range from a small accessory dwelling unit to a luxury home.

PALO ALTO, Calif. (April 21, 2020) S2A Modular – creator of the first electrically self-sustaining, custom and smart-connected #GreenLuxHome luxury residences, apartment buildings, multi-family homes, hotels and commercial buildings – today announced the significant expansion of its executive and sales teams with the appointment of four chief officers and three sales managers who are positioned to help manage the company’s aggressive strategy to rapidly scale its modular home manufacturing capabilities throughout the United States.

At the core of these executive appointments is Larry Braden, S2A Modular’s new Chief Financial Officer. Larry brings more than three decades of corporate finance and compliance experience and is now in charge of all financial operations at S2A Modular. Larry earned his CPA with Deloitte and has worked at increasing levels of responsibility in finance at several world-class companies including PricewarehouseCoopers, Paramount Pictures, Time Warner, Universal Music Group, T-Mobile, Microsoft and Vulcan Inc., Paul Allen’s investment company based in Seattle.  He was also a highly experienced commercial real estate and business broker in California and Washington specializing in business representation, valuation, and commercial real estate.  

Gary Eagleton, one of the industry’s most respected modular construction experts, takes over as Chief Operations Officer to handle the challenging task of designing, implementing and managing the many operational processes required for the construction of all S2A Modular MegaFactories, as well as the finished homes and commercial properties built by the company and its licensed partners.

Dean DeLisle, founder of Chicago-based social media and influencer marketing company Forward Progress, takes over as Chief Marketing Officer. Dean brings with him years of experience in marketing and real estate and is using his vast knowledge of lead generation, digital marketing and social media engagement to help support the company’s sales and marketing efforts.

As part of the chief officer expansion, Ryan Leusch, one of S2A Modular’s first hires, was promoted to Chief Sales Officer and is using his expertise in business development, emerging technologies and renewable energy to lead company’s sales operations. S2A Modular’s expansion also included the addition of three sales managers. Based in Riverside County, Rob Grable heads the Southwest region of the country, Nicole Surber, based in Northern California, heads the Northwest region, and Maureen Nesbit is based in Chicago and heads the company’s Midwest region.

“S2A Modular is rapidly expanding its operations to build 35 MegaFactories throughout North America and we knew that would require some of the best talent in the business. S2A Modular’s first two MegaFactories in Northern and Southern California are expected to come online by the fourth quarter of 2020, and the establishment of all 35 MegaFactories is expected to be complete by 2023.

As many Northern California residents learned in 2019, a planned power outage or even a blackout means that businesses can’t open, homes are left without heat and residents are left wondering how long they can make it without power.

“We build factory-built homes to the same codes as when you build on-site,” said Rowland. “All of the homes run themselves with solar power and battery storage, and we use different types of appliances like water heaters or refrigerators so that the home is as efficient as possible.”

These Self-Sustaining Custom Luxury Homes Put The Mod In Modular

What happens when you take Tesla technology and add it to the home construction process? That’s the question S2A Modular Homes is answering with their line of #GreenLuxHome. This pioneering firm puts the mod in modular: a green revolution of self-sustaining, custom luxury home designs that are architecturally inspired. Impressive interiors include cutting-edge appliances, recycled materials and pre-installed smartphone-controlled settings.

“Our building materials are made to be sustainable and are voltage-powered,” explains John Rowland, President of S2A. “We use a special type of graphene solar panels made in Poland that are paired with Tesla Powerwalls. During the day, the homes are 100% self-sustaining from the solar panels on the roof, and in the evening, the excess solar energy feeds the battery power of the Tesla Powerwall.” Night or day, the Net Zero-designed homes equate to no heating or electric bills, and homeowners may even receive payments from the electric company for adding surplus power to the grid. There’s even enough electricity to power an electric vehicle.

Rowland was drawn to this technology in 2015 when he was involved in the engineering and building of one of the country’s first Tesla Powerwall homes. Fascinated by the idea of an off-the-grid home, he developed what he calls a #GreenLuxHome, which is built in a state-of-the-art factory.

“For years, there was a stigma against manufactured and modular homes,” Rowland notes.“People thought they looked like trailers or HUD projects. We design beautiful homes in a factory that are green and come with no utility bills or worries about power loss.” He points to the country’s vulnerable and antiquated power grid as well as dipping property values as the main reasons homebuyers visit S2A.

“We are working on a 55+ adult community called Bahia Village, which is one of the first off-grid communities in the country,” Rowland comments, adding “It’s a large-scale community of 71 single-family homes with two-car garages in Riverside County, California. Each home comes with a Tesla Model 3 car to continue the eco-friendly aspect of the neighborhood.”

Giving back is also important to Rowland, who hopes to play a major role assisting the homeless in Southern California. “The homeless population is out of hand and heartbreaking,” he remarks. “LA County is paying $502,000 per door to house the homeless, and a lot of that cost comes from adding infrastructure like gas and utilities which are expensive to set up and maintain. I developed a small ‘micro’ home that uses no gas, propane or electric, and is solar and battery operated. We’re making it available to cities, municipalities and counties across the U.S. for less than $40,000.”

Rowland is expanding S2A’s homebuilding projects beyond California to Florida, Ohio, Texas and Oregon. “We are going nationwide and developing a series of factories across the country to make shipping easier.” The controlled environment inside the factory means S2A Modular homes can be built in as little as six weeks. “This is the future of home building,” Rowland concludes.
