S2A Modular offers several different types of properties designed to meet specific needs, styles, features and a variety of budgets. Because of its advanced construction methods and sustainable materials, costs per square foot for S2A Modular properties are substantially lower than other types of custom construction. Please note that prices per square foot stated below are national averages based on a 2200 sq. ft. home. This price will adjust depending on your location, design, and customization. Our goal is to keep your unique building needs and requirements at the forefront, while working with you to provide upfront and transparent pricing, without hidden fees or playing the change order game.

Model A series homes offer several attractive yet affordable finishes and features, start at $125.00 per square foot for homes built for setup outside of California. Model A homes built for California start at $135.00 per square foot and include one of S2A Modular’s revolutionary solar systems powered by FreeVolt Graphene solar panels. The California State Mandate requires new homes built in California be equipped with a solar energy system. Non-California homebuyers can always add a solar system for the same cost of a California Model A series home.

S2A#GreenLuxHome series are the company’s top-of-the-line homes and pricing begins at $165.00 per square foot. #GreenLuxHome series feature all of S2A Modular’s advanced technologies which include renewable energies, smart home integration, luxury upgrades and advanced mechanical and electrical engineering.

SH1 or Sustainable Housing 1 series homes were created by S2A to help provide relief to the homeless crisis in the United States. SH1 homes average approximately 364 square feet and are completed entirely in an S2A Modular MegaFactory. All SH1 homes include solar power generation and energy storage systems to help lower or eliminate energy expenses. Inquire for pricing.

Transportation fees are estimated per project but average approximately $9.00 per mile, per module.

Note: Per-square-foot costs do not include expenses associated with transportation, crane, foundation, land, permitting, city fees, utility fees, or any improvements needed to prepare a site for the delivery and installation of an S2A Modular home. These costs are outlined in your specific Development Feasibility Study & Conceptual Budget.

However, we are set to build 90% of our innovative and exclusive lines (SH1, Model A and #GreenLuxHome) out of our own state-of-the-art MegaFactories with production beginning in Q4 of 2020! Each MegaFactory will have a “Model Village” featuring all our innovative and proprietary technologies.

The strength of S2A Modular homes is superior to site-built homes because of advanced engineering and the high-quality, precision construction techniques that take place inside their state-of-the-art MegaFactory. In fact, when it comes to construction techniques, the Federal Emergency Management Association (FEMA) recommends and endorses the superior strength of modular construction techniques over site-built homes. Modular homes are built from modular sections which are connected and tied into the foundation making the overall structure oftentimes stronger as any other residential or commercial building.

Additionally, modular homes are built with added strength to enable the modules to be transported and craned into position which requires stronger frames and overall construction techniques.

No, the price-per-square-foot costs of S2A Modular homes do not include transportation or installation costs. Please refer to the FAQ How much do they cost for more information about how transportation and installation costs are estimated.

Yes, S2A Modular has partnered with some of the top modular lending institutions in the country to help simplify the build process and to provide special incentives to buyers who have other financial obligations to handle during the construction and installation process of their S2A property. Be sure to ask your sales representative all about financing options available by S2A Modular.

The process of building an S²A Modular property contains several steps which begin with a development feasibility study and over the course of the next 6-8 months, a variety of different actions are completed until the site work is complete and the new owner is ready for move in. The below infographic explains the process.

  • A Development Feasibility Study and Conceptual Budget {DFSCB} is the first step in the modular home build process, and it is designed to protect the customer and the builder. The study helps both parties gain a complete understanding of everything that is controllable about the project.
  • A deposit is required to conduct the development feasibility study and that cost is applied to your contract.
  • The study is broken down into three different areas:
    • Expert analysis of engineering, soils, land survey and more.
    • Factory costs per client goals
    • Miscellaneous costs: delivery, crane, set fees, etc.
  • For customers who have an existing feasibility study, additional work may be required, and they might be asked to sign a development feasibility study waiver.

S2A Modular homes and commercial properties are extremely sustainable and are designed using proprietary engineering techniques and some of the latest technologies to provide high-quality, luxurious smart homes. 

Graphene Solar Panels

  • Graphene Solar Panels-PVGRAF- S2A Modular has an exclusive agreement as the only builder in North America licensed to build homes with FreeVolt Graphene Solar Panels. These panels feature 20 worldwide patents and outperform all other solar panels in the industry.

Advanced Engineering Design

  • Most modular factories offer very few engineering and structural options due to plant restrictions. For example, certain modular plants can only do three or four roof pitches, however S2A Modular can design the trusses to work with any roof width or pitch desired. Very few companies have the capability to do custom work on this scale.
  • Please Be Aware:
    • Roofs over 13-feet tall from bottom of rim to top of framing will need a hinged or capped roof, and if more than 16 feet tall, a police escort for transport is required.
    • Any roof built with a pitch less than 2.5 inches every 12 inches voids most shingle warranties, so those roofs require an ethylene propylene diene terpolymer or EPDM synthetic roofing membrane. All of S2A Modular’s "flat roofs" are built with a slope between 1/4 and 1/8 of an inch per-foot slope to ensure proper water drainage.

Heated Flooring

  • S2A Modular homes include optional infrared heating elements under the flooring. The heating elements that are installed under flooring products, can heat a room using infrared technology which is more efficient than forced air and can provide the same amount of heat using only 1/3 of the energy.
  • Benefits of FreeHeat Systems
    • Safety – Low core temp but still has powerful heating capabilities
    • Low Maintenance – No moving parts, filters or lubricants to worry about
    • Quick Heat Recovery – System keeps providing heat between heating cycles
    • Silent Operation – Infrared heating has no moving parts so heat is delivered silently
    • Comfortable, Gentle Heat – Heat is uniformly delivered and creates a warm room feeling and is not affected by wind or drafts
    • Instant Heat – Infrared systems heat objects, not air so heat can be delivered quickly
    • Efficient & Cost Effective – Heat can be delivered in zones heating only specific rooms, meaning a 30-50% reduction in heating costs

S²A Modular produces complete structures in parts called "modules" that are on average, 16-feet wide (including overhangs and the protective wrap) and approximately 74 feet long. Modules can be "cut" in half to accommodate specific route limitations such as sharp turns, low overhangs, etc. Other considerations factored into transportation include distances, route changes, weight, height, wind, weather, road conditions and more.

S2A Modular has two MegaFactories set to be in production by Quarter 4 of 2020. MegaFactories in Patterson and Hemet, California are being built as we speak. The next round of MegaFactories is currently in the planning phase and the race is on to see which city battles it out to be first. The next round of MegaFactories will be located in Phoenix, Seattle, Chicago and Dallas and all are coming in 2021. S2A Modular will have 35 factories in the next 3-5 years. Yes, a modular home is not a mobile home; it is simply a home that is built off-site, as opposed to on-site. These homes are often called factory-built, system-built or prefab (short for prefabricated) homesModular and manufactured homes are not the same. Manufactured homes are not placed on permanent foundations. Modular homes are also very customizable, are much higher quality, and most important, recognized as single family homes by Housing and Urban Development and The Federal Housing Administration.

The S2A Opportunity Zone was established to enable S2A to drive its own business and utilize the technology we are creating to bring our vision into the mainstream. We have two primary directions where the S2A Opportunity Zone fund will be focused: 

  • Scaling the Bahia Village concept into a nationwide campaign to help create high-quality, affordable communities for residents 55 years and older. 
  • EV destination locations which will showcase exclusive technology never utilized anywhere in the world.
  • The technology and sustainability angle makes these both extremely attractive to both investors and the public.

Yes, S2A Modular has a certification course for all installers of our products. This eliminates mistakes, minimizes delays and ensures quality control of all installations from start to finish.

We have similar requirements for all S2A Modular authorized builders. We screen and approve builders/developers to ensure they meet our high standards and possess an expertise level that is satisfactory to use our proprietary designs and technologies.
