Position Overview

S2A Modular is bringing its Patterson, CA MegaFactory up to full production — a 26-station modular home production line that is the most technologically advanced in the industry.  We are hiring an experienced Purchasing/Supply Chain Manager to own everything that moves into the building: sourcing and negotiating the full building-products spend, planning material against the production schedule, and making certain every station has the right parts staged at the right time. Material is the largest single component of unit cost — roughly $90,000 per module across nearly thirty direct purchase lines — so this seat has more direct leverage on gross margin than any other in the plant.

This is a build-the-function role. Purchasing today is largely manual and project-driven; the Manager will put in place vendor agreements, reorder logic, receiving discipline, and inventory control, working primarily in Offsight, the Company's ERP system, alongside QuickBooks Online as the general ledger. Because the work is receiving docks, staging areas, cycle counts, and the production line itself, this position is onsite in Patterson every working day. It is not hybrid or remote-eligible.

Key Responsibilities

Strategic Sourcing & Vendor Management

  • Own the full material spend: framing lumber and engineered wood, sheathing, drywall, roofing, windows and doors, siding, insulation, cabinets, countertops, flooring, appliances, and plumbing, electrical, and HVAC assemblies.
  • Negotiate pricing, payment terms, lead times, freight terms, and volume tiers; move the vendor base from spot purchasing to blanket agreements and standing pricing.
  • Qualify a second source for every critical component; eliminate single-source exposure on long-lead items.
  • Maintain an approved vendor list and vendor scorecards on price, on-time delivery, fill rate, and quality; monitor commodity, tariff, and lead-time trends and give advance warning of cost movements rather than after-the-fact explanations.

Material Planning & Purchase Execution

  • Convert the production schedule into a time-phased material plan; own the buy plan by week.
  • Maintain item master data, reorder points, safety stock levels, minimum order quantities, and lead times.
  • Issue and manage purchase orders through to receipt; own PO accuracy, acknowledgments, and expedites.
  • Partner with Engineering and the Controller on bill-of-materials accuracy as a shared KPI; manage engineering and product-option changes through the supply base without creating obsolete stock; resolve three-way match exceptions with Accounts Payable at the source.

Inventory, Receiving & Line Feed

  • Own raw material and WIP inventory against a working-capital target of 24 days, with no finished-goods stock.
  • Direct receiving, inspection, put-away, and staging operations across all shifts.
  • Design and run kitting and line feed so material arrives at each of the 24 stations in the sequence and quantity the takt time requires.
  • Own cycle counting and inventory accuracy in partnership with the Controller; control scrap, damage, shrink, and obsolescence at root cause rather than writing them off.

Cost, Systems & Logistics

  • Supply the material side of the standard cost build: standard pricing by SKU, freight and scrap adders, and quarterly standard resets.
  • Explain purchase price variance monthly alongside the Controller and deliver an annual cost-reduction pipeline through negotiation, resourcing, specification changes, and value engineering.
  • Serve as functional owner of purchasing and inventory data in Offsight: item setup, transaction discipline, and data integrity.
  • Manage inbound freight — carriers, permits, scheduling, and wrap materials; maintain vendor compliance documentation including W-9s, certificates of insurance, and warranty and code-compliance records.

Qualifications

  • Bachelor’s degree in supply chain management, Business, Engineering, or a related field. Equivalent hands-on experience will be considered in place of the degree.
  • 5+ years in purchasing, procurement, materials management, or supply chain within a manufacturing environment, including direct responsibility for a material spend and for vendor negotiations.
  • Demonstrated experience planning material off a bill of materials and a production schedule — not transactional purchasing off requisitions.
  • Working fluency with ERP or MRP systems, including item master, purchase orders, receipts, inventory transactions, and BOM structures.
  • Proven negotiation results: must be able to speak specifically to spend owned, savings delivered, and how they were achieved.
  • Strong Excel skills (pivot tables, lookups, large data sets).
  • Comfortable spending the day on a production floor and a receiving dock; onsite in Patterson, CA five days per week.

Preferred Qualifications

  • Modular construction, manufactured housing, homebuilding, or building products distribution — familiarity with the lumber, millwork, and building-materials supply base is a significant advantage.
  • Prior participation in an ERP implementation or a purchasing/inventory module rollout.
  • Experience building a purchasing function from scratch or bringing structure to an informal one.
  • APICS/ASCM certification (CPIM or CSCP) or ISM certification (CPSM).
  • Experience managing hourly warehouse or receiving staff across multiple shifts; bilingual English/Spanish.

Compensation

Base salary range: $115,000 – $140,000, depending on experience, plus an annual performance bonus target of 10–15% of base and participation in the Company's equity program. Full benefits package.

California pay transparency: the posted range reflects the good-faith range for this position at the time of posting.
